Property projects in Madrid, from the search to the sale
I take you from finding the asset or the land, through the works, to putting it back on the market. I look for whatever fits the project, whether that is land, a flat, a house, a whole building or a commercial unit, and I tell you what it is worth now and what it could be worth after. One person for the search, the checks, the construction and the exit, in English.
The margin is decided when you buy, not when you sell
And buying well means knowing three numbers at the same time, which normally sit in three different heads.
- What the asset is worth today, which is not what the listing is asking.
- What it costs to put it right, itemised, not a single figure on one line.
- What it sells for afterwards, and above all how long that takes.
If those three numbers come from three people who never speak to each other, the final figure does not hold. My job is to produce all three from the same place, and to make them add up before you commit.
Valuing property is the job, not an extra
I am a property adviser. What I do every day is say what a home is worth and how long it takes to sell in that specific area. On a project, that is the number everything else depends on, and the one that usually gets estimated by feel.
Four stages, one point of contact
1. Find the deal
I look for the asset or the plot that fits what you are after, including what never reaches the portals. And I rule things out quickly: most of what is advertised as an opportunity is not one.
2. Check and value it
Charges on the title, real condition, what the local plan allows if it is land, and what has actually sold nearby. With the building quote on the table, not after.
3. Run the works
We manage the construction as well. Our arrangement with the building firm lets us contract the works below what a one off job would cost, and on a project the build cost is where the numbers are decided. Itemised quote, dates in writing and payments tied to completed stages rather than paid up front.
4. Take it to market
Presentation, asking price and the sale or the letting. The exit is planned in stage one, not once the building work is already finished.
What I work on
Land, a flat, a house, a whole building or a commercial unit. The type of asset does not matter to me, the numbers do.
Buy, renovate, sell
The most common one. A flat or house with room to improve, a defined renovation and an exit. This is where getting the purchase price right matters most.
Buy, renovate, let
A different brief and a different renovation: here durability and running costs matter more than a finish that photographs well.
Land and new build
A plot plus construction. The detail is in building a house in Spain, and on a project the planning checks are what decide it.
Change of use
Commercial units or buildings that could become something else. Potentially the largest margin and reliably the most complicated, because planning decides everything and has to be checked first.
What I am not, and what I do not do
Worth saying up front, because Spain has no shortage of people offering the opposite.
I do not handle your money
I am not a financial adviser and I do not manage anybody’s capital. The money stays yours, the decisions are yours and you sign the deals.
There is nothing to buy into
No fund, no investment club, no minimum ticket, no shares in anything. This is a professional service you engage and pay for.
I do not promise returns
Nobody serious does. You get real figures for the purchase, the works and the likely exit, and the number is whatever it is. Sometimes the number says no.
I will not push you into a deal
If it does not add up I will tell you and we keep looking. I would rather not close a project than put you into one that does not stand up.
Running a project from another country
Most of the people I do this for are not in Spain, so the process is built around that. I view properties and walk you through them on video call, send progress on the works as they happen, and deal with the trades so that you are not trying to manage a building site in a language you do not speak.
There are two things you will need early: an NIE, the foreigner identity number, without which nothing can be bought, and a Spanish bank account. The order matters and getting it wrong costs weeks. It is set out in NIE, empadronamiento and a bank account.
One thing I will not do is give you tax advice. Owning and selling property in Spain as a non resident has its own treatment, and it is worth paying a Spanish tax adviser before you buy rather than discovering it afterwards.
