The Madrid Rental Guide

Everything I tell my own clients before they start looking, in one place.

How to use this guide

Work through it in order. Sections 1 to 3 you do before you fly. Sections 4 to 7 you use on the ground. Section 8 is the part people wish they had read first.

1. The six week timeline

The single most common mistake: arriving with nothing arranged and expecting to find a flat in three days. Madrid does not work like that.

2. Your real budget

Take the advertised rent and add these. This is the number that matters.

Cash you need on day one: roughly two to four months of rent. On a 1,300 EUR flat that is about 2,600 to 5,200 EUR.

Landlords typically want to see that you earn about three times the rent, net.

3. Price cheat sheet

Moving 25 minutes out by train can save you around 800 EUR a month.

Rooms in shared flats, cheapest first

If a whole flat is out of reach, this is the market most people use. Median asking price per room, August 2026, 30 listings sampled per area on Idealista.

4. Document checklist

  • Passport or ID
  • NIE, if you already have it
  • Employment contract or offer letter
  • Last two or three payslips
  • Bank statements, three to six months
  • Spanish bank account details
  • Previous landlord reference, if you have one

If you have no Spanish payslip yet

This is the number one obstacle for newcomers, and it is solvable. Options, in the order landlords tend to accept them:

  1. Bank guarantee (aval bancario), usually three to six months of rent frozen at a bank.
  2. Several months paid in advance. Legally the extra guarantee is capped at two months, so anything beyond that should be structured properly. Get it in writing.
  3. A guarantor (avalista) resident in Spain.
  4. Foreign contract plus bank statements, often enough with a private landlord.
  5. A rental guarantee company, which charges a fee and stands behind you.

5. Viewing checklist

  • Is there a lift, and what floor is it
  • Heating type, and who pays for it
  • Air conditioning
  • Orientation and natural light
  • Noise: visit the street once after 10pm
  • Windows: double glazing or single
  • Damp marks in corners, ceilings and behind furniture
  • Water pressure and how long the hot water takes
  • Mobile signal inside the flat
  • What furniture and appliances actually stay
  • Community fees, and who pays them
  • Any works planned in the building
  • Distance to the metro or train, walked, not on a map
  • Supermarket and pharmacy nearby

6. Red flags

Walk away immediately if:

  • The owner is «abroad» and will post you the keys.
  • You are asked to pay anything before seeing the flat or signing.
  • The price is clearly below everything else in the area.
  • They push you to pay by an untraceable method.
  • They will not let you see the property registry details or the owner’s ID.

Know who is paying whom. If the person showing you the flat is paid by the owner, they are not your adviser.
